However, for companies that do not yet have a plan to build a full-scale factory, the quickest and most economical option is to rent a factory that provides a building with the desired facilities. .

It's coming. In addition, companies that require these rental factories do not need a large room because they are in the research stage, and once they have a prospect of commercialization, they will build or expand their own factories, so they will not be able to stay in the rental factory. It is expected that many people will move in and out for only a short period of time. To this end, it is necessary to be able to easily install equipment and piping as necessary. Some companies may consider installing taller equipment, and it is necessary to take measures to accommodate this, but if the height of tall equipment is matched throughout the entire building, there will be a lot of waste and it will not be profitable. becomes.

Figure 1 is a plan view of a building that will be used as a rental factory, etc., with a common corridor 2 on one side and an evacuation service corridor 3 on the other side. Room 1 is the tenant part used as a rental factory or a rental laboratory. This room 1 is divided into appropriate sizes according to the needs of the tenant and is rented out, but when the factory is moved out after the research is completed and a new tenant moves in, the new tenant's request will be promptly determined. Equipment piping can be carried out, and the piping from there enters the equipment space room 14 above the double floor of the common corridor 2 and is connected to each main pipe. Reference numeral 15 indicates an open space provided at an appropriate position. Normally, the inside of the double floor is used as the underfloor equipment piping space 12, but in the atrium part 15, the equipment piping is routed around to create a free space. In the atrium part 15, the floor above the double floor, that is, the floor 10, can be removed at any time because it is simply placed on the beam 8, but since the floor 9 below is a structure, it must be placed in an appropriate position in advance. By reinforcing the area and installing a removable floor 9' and a removable beam 8', one part of the large space was
- Plans are made to meet the needs of companies that require an atrium 15 that penetrates the second floor. FIG. 3 shows an example of how the removable floor 9' and the beam 8 are housed, in which a floor support is provided under the beam 8 and the removable beam 8 is placed on it. ′ may also fit in the same way, and may be reinforced with bolts, hardware, etc. as necessary. By providing the atrium portion 15 in this manner, tall equipment can be accommodated without increasing the floor height of the entire building. Also, Figure 2 is a detailed partial cross-sectional view of the building in the short side direction, and the floor height of the building in this example is 6 m, which is the average height of this type of factory, so tall equipment cannot be installed. It can be stored in the atrium part 15.

建物である。 As described above, the double floor structure building of the present invention uses the double floor inside the room as an underfloor equipment piping space, and also allows tall equipment to be stored by partially removing the double floor and creating an atrium. It is a building with a double floor structure that can flexibly accommodate changing building equipment without having to go to the trouble of constructing a building with a high floor height.
