ニーズにフレキシブルに対応できる建物が必要に
なつてくる。またこれらの貸工場を必要とする企
業は、研究段階であつたりするため広い部屋を必
要とせず、また商品化のめどが付けば自社の工場
を建設したり拡張するため、貸工場に居るのは短
期間だけですぐ移動し、出入りが多いことが予想
される。そのためにも必要に応じた設備配管が簡
単に行えることが必要になつてくる。また建物の
寿命は、設備システムより耐久性があるので設備
システムの更新等について変更可能な建物のライ
フサイクルを考慮する必要もある。

の建物の場合は床9も構造体としての役目を果た
し、置き床10はフロア上の荷重に耐えられるも
ので梁8に架け渡し、取りはずしができる構造と
なつていて、構造体の床9と置き床10との間の
スペースが床下設備配管スペース12となつてお
り、梁8のスリーブ11を通つて設備配管が行え
るようになつている。
